Pre-Sale and Rental Property Cleanouts for Jacksonville Realtors and Property Managers

A listing cannot photograph well with a garage full of boxes, and a rental cannot be turned over while the last tenant’s couch is still in the living room. Cowford Can Co. clears homes, condos, apartments and rentals for real estate agents, property managers, landlords and investors across Jacksonville and Northeast Florida. You tell us what goes, approve the price, and our crew carries it out and hauls it away.

Cleanouts we handle for real estate and rental clients

Why agents and managers hand this off

Clearing a property yourself means a borrowed truck, a weekend of lifting and trips to the transfer station. Curbside bulk pickup has limits on what it takes and how much, and it rarely lines up with a listing date or a move-in date. In the City of Jacksonville, for example, household bulk collection follows set rules about size and placement, and county programs in Clay County and Nassau County have their own. A cleanout crew takes everything at once, from any room, on the day you choose.

How a property cleanout works

  1. Send photos or a walkthrough video. Show each room, the garage, the attic if it has stored items, and the yard. Note the address and any deadlines such as a listing date, closing or move-in.
  2. Mark what stays. Tell us what is staying with the house (appliances, window treatments, staging pieces) and what the seller or owner wants to keep. Tape or sticky notes on keep items work well.
  3. Get an exact quote. We quote from the photos or an on-site look, and the price is confirmed before loading starts.
  4. Set the schedule and access. Pick a day Monday through Saturday. Tell us when you book how access will work, such as meeting the crew on site, and we will confirm what fits.
  5. We clear and haul. Our crew carries everything out of the house, garage and yard, loads it and hauls it away.

For realtors: a pre-listing cleanout checklist

Our pre-listing cleanout guide for realtors and home sellers goes into more detail.

For property managers and landlords: tenant property and turnovers

When a tenant leaves belongings behind, Florida law sets out what a landlord must do before that property is removed or disposed of. Review Florida Statutes section 83.67 and the notice rules for former tenants’ property in Chapter 715, and talk to your attorney if you are unsure. Once you have the legal go-ahead, we clear the unit so your vendors can start the turn.

Cleanout or dumpster trailer?

If the owner, an investor or a contractor will be doing the loading over several days, a dumpster trailer rental can make sense. Read dumpster rental vs. junk removal and 17.5 vs. 20 yard dumpster trailer sizes to compare. If you want the property cleared without anyone on your team lifting, a crew cleanout is usually the simpler choice.

Where we work

We clear properties throughout Jacksonville and Duval County, the Beaches, St. Johns County (including Ponte Vedra, Nocatee, Fruit Cove and St. Augustine areas), Clay County and Nassau County. Ask about properties elsewhere in Northeast Florida.

Frequently asked questions

Do you work directly with real estate agents and property managers?

Yes. Agents, property managers, landlords and investors can book the cleanout, send photos and approve the quote. Tell us who is approving the work and who will provide access when you book.

How fast can you clear a property before a listing date?

It depends on the size of the job and the schedule that week. Call or text (833) 586-5255 as soon as you have a listing or closing date, and we will give you the first available day.

Can you remove belongings a tenant left behind?

Yes, once you have followed Florida’s rules for a former tenant’s property and have the legal go-ahead to remove it. Review Florida Statutes section 83.67 and Chapter 715, and talk to your attorney if you are unsure.

Will you take everything, including the garage and the yard?

We clear the house, garage, attic, sheds and yard junk in the same visit. Hazardous materials such as paint, chemicals and fuel need special handling, so point them out when you send photos and ask us about any item you are unsure of.

How is a property cleanout priced?

By how much needs to go and how hard it is to reach, such as upstairs rooms or a packed garage. Send photos or a walkthrough video for an exact quote, which you approve before we start loading.
